The Hamilton Club
Lancaster, Pennsylvania

Second floor dining room addition

The quality and longevity of the Hamilton Club becomes apparent in the stately architecture of their historic Chateauesque Style building. The importance of this building within the City of Lancaster historic district caused any additions to the building to be carefully considered. This design includes several additions such as an open air dining room, a new accessible entrance and elevator, and renovated and expanded exercise facilities. Several elements that were part of the original architecture of the building were highlighted to create a design that has historic continuity, yet provides for the contemporary functions.

Once completed, these additions will be the first major expansion and renovation of the Hamilton Club in over 25 years, causing several mechanical systems changes to be a necessary part of the project. Several new spaces were created for these systems on hidden rooftops to maintain the aesthetics of the building and its spatial requirements.

The Montgomery Mansion is an integral part of the Lancaster County Convention Center site and is a primary design feature in the hotel lobby.  The Federal Period building, listed in The National Register of Historic Places, was built in 1804 as a home for a prominent local attorney William Montgomery.  This project restores the home’s original Queen Street facade and the rear curved walls that were demolished in the early 20th Century.

Alterations to the building were completed in accordance with the Secretary of the Interior’s Standards for Rehabilitation and directly connect the building to the Convention Center lobby without compromising the historic character of the building.

South (Main Entrance) Facade

Lancaster City’s Central Market, an important venue for both the city and county, has flourished while other farmers markets have failed. The venerable building, built in 1889, has contributed to this success.

This rehabilitation project, currently under construction will update the building systems, introduce new construction to address contemporary  program issues and make necessary repairs while preserving the architectural qualities that have helped to sustain the market.

A planning study early in the process identified building code difficulties with maximizing rental space.  As a result, the project expanded into the adjacent building and a ten unit condominium was developed.

The upper floors of this 1868 National Register building have been underutilized since 1915.  The new design takes advantage of the available space and natural light by creating a professional office condominium on the second floor, and a luxury residential condominium on the  third floor.  The project received a 20% Historic Rehabilitation Tax Credit by obtaining state and federal approval of the adaptive reuse plan and details.
